A brownstone in Manhattan's Upper West Side had a modified bitumen flat roof with multiple seam failures and a drain that had been partially blocked for years, causing chronic ponding. We cut out the failed membrane sections (approximately 200 sq ft total across three areas), installed new modified bitumen patches properly lapped and torched, cleared and rebuilt the drain assembly, and applied a reflective coating to the remaining original membrane to extend its life. The owner had been getting quotes for full replacement. Honest repair saved them approximately $8,000.
