Most roofing problems don't announce themselves until they're expensive. A professional inspection catches issues when they're still small (a failing flashing, early granule loss, a cracked tile) before they become a leak, a structural problem, or a full replacement that could have been avoided.

We do inspections differently than most roofing companies. We're not trying to sell you a new roof on every call. We give you an honest report of what we found, what it means, and what needs to happen, if anything. Sometimes that report is: "Your roof is in good shape. Here are two areas to monitor. Call us in two years."

What our inspection covers:

• Shingles and surface material: Granule loss, cracking, curling, missing pieces, impact damage, and age-related deterioration.
• Flashing: Chimney, skylight, pipe boot, valley, and wall flashing. Flashing failures are the single most common cause of roof leaks.
• Gutters and drainage: Attachment, pitch, debris, and signs of ice dam damage.
• Fascia and soffits: Rot, paint peeling, animal entry points, and ventilation.
• Attic review (when accessible):: Moisture staining, ventilation, insulation condition, and signs of active or past leaks.
