A rowhouse in Hoboken with an EPDM flat roof that had outlived its useful life. Multiple patches over the years had held, but the underlying membrane was becoming brittle and a third seam failure made it clear the roof needed to go. We removed the old EPDM, inspected the insulation layer beneath (replaced two deteriorated sections), installed new 60-mil EPDM with properly sealed seams and terminations, rebuilt the drain assembly, and re-flashed the parapet walls with new metal coping. Tight access (no side yard, rear alley only) required planning the material staging in advance. Clean job, no neighbor complaints.
