A layover (also called a roof-over) is when new shingles are installed directly over your existing layer without tearing off the old one. When done right on the right roof, it's a legitimate and cost-effective option.
Not every roof qualifies for a layover. We inspect the existing surface thoroughly before recommending it. The deck needs to be structurally sound, the existing shingles need to be lying flat, and local code allows it (NYC typically permits one additional layer over the original).
When a layover makes sense:
If your roof is in its first replacement cycle, the shingles are relatively flat, and there's no significant underlying damage, a layover can extend the life of your roof at significantly lower cost than a full tear-off. You save on labor and disposal costs, both of which are real in the NYC market.
What we check before recommending a layover:
- Deck condition: We probe for soft spots, rot, and structural issues. If the deck is compromised, a layover is not appropriate.
- Existing shingle condition: Curled, buckled, or uneven shingles create an uneven base that causes premature failure in the new layer.
- Layer count: If there's already a second layer on the roof, a third is not permitted and the roof requires full tear-off.
- Drainage: Flat spots where water pools need to be addressed before layover, not after.
