After 30+ years of roofing in New York, we've seen every variation of a roof at the end of its life. Here are the seven clearest signs that replacement is the right answer.
Sign 1: Your Roof Is 20+ Years Old
Age is the most reliable indicator. Asphalt shingles in the NYC climate (coastal humidity, freeze-thaw cycles, UV exposure) realistically last 18–22 years. If your roof is at or past that age, plan for replacement regardless of visible condition. The underlying systems are approaching failure even if the surface still looks passable.
Sign 2: Granule Loss in Gutters and at Downspouts
Look in your gutters and on the ground beneath your downspouts. Asphalt shingles shed ceramic granules as they age. Heavy granule accumulation means the shingles are losing their UV protection and structural integrity. This is an age indicator, not something that can be repaired.
Sign 3: Shingles Are Curling, Cracking, or Buckled
Curling shingles have lost their flexibility and are no longer lying flat. They're allowing wind-driven rain to get under them and are likely to fail entirely in the next storm. Visible from the ground means significant. Don't wait for the leak.
Sign 4: Multiple Leaks in Different Locations
One leak is a repair. Three leaks in three years, or active leaks in multiple areas: the roof is failing across the board. Each repair is temporary relief on a surface that needs to be replaced.
Sign 5: Daylight Through the Roof Boards
If you can see daylight coming through from your attic, water is getting through too. This level of deterioration means the decking needs inspection and the roof needs replacement immediately.
Sign 6: Your Neighbors Are Replacing Their Roofs
Houses built in the same development era have roofs of the same age. If houses on your block built around the same time are getting new roofs, yours is likely in the same condition. Don't wait for a major leak to confirm what the calendar is already telling you.
Sign 7: Energy Bills Increasing Without Explanation
A deteriorated roof loses its insulating value. If your heating and cooling costs have crept up without other explanation, your roof's performance may be a factor. A new properly installed roof makes a measurable difference in thermal performance.
